Inspector Instructions

This Report: As the site inspector, you're the eyes and ears for the office. Please fill out the report the best you can and insert photos where needed.

Images: The better the images and their distances & angles, the better the office can understand what they are looking at, where it is, and how far it is. A closeup image of damage with an image from further away is good practice, so that we can see the severity of the damage and its location. Example images below.

Images should be saved in a folder and named after the address of the property. The folder should be cloud-based like Dropbox, Google Drive, or OneDrive and must be shareable via a link.

Image Sizes: Shall not be large or giant.

Deficiency Comments: Make your comments concise and to the point. Do not be too technical or flashy with commentary.

Comment example: Asphalt has dried out from years of sun damage and there are large portions of pavement with significant cracking throughout. If there are no deficiencies, no need to make any up.

1.0 SITE

Inspector shall observe the grounds, parking lot, sidewalks, and related exterior elements for overall condition, safety, and proper drainage. This includes checking the pavement for cracks, potholes, and ensuring that water does not pool on the grounds, landscaping, or parking surfaces. The inspector shall also examine the condition of striping and markings, such as those for handicapped spaces and curbs, to ensure they are clear and intact. Site lighting will be reviewed for functionality and adequacy, and site and building signage will be checked for visibility and condition. Additionally, the inspector shall test the water pressure at exterior spigots to ensure it is no less than 40 psi and does not exceed 80 psi. Finally, the storm drainage systems shall be inspected to confirm proper water flow and prevent any blockages.

Step 3: 2.0 STRUCTURAL SYSTEMS & BUILDING ENVELOPE SECTION

2.0 Structural Systems & Building Envelope

The building inspector shall observe: Roof covering; Roof drainage systems; Flashings; Skylights, chimneys, and roof penetrations; and Signs of leaks or abnormal condensation on building components. The building inspector shall: Describe the type of roof covering materials; and Report the methods used to observe the roofing. The building inspector is not required to: Walk on the roofing; or Observe attached accessories including but not limited to solar systems, antennae, and lightning arrestors. The building inspector shall observe: Wall cladding, flashings, and trim; Entryway doors and a representative number of windows; Garage door operators; Decks, balconies, stoops, steps, areaways, porches and applicable railings; Eaves, soffits, and fascias; and Vegetation, grading, drainage, driveways, patios, walkways, and retaining walls with respect to their effect on the condition of the building. The building inspector shall: Describe wall cladding materials; Operate all entryway doors and a representative number of windows; Operate garage doors manually or by using permanently installed controls for any garage door operator.

3.0 Mechanical, Electrical & Plumbing Systems

The building inspector shall observe permanently installed heating and cooling systems including: Heating equipment; Cooling Equipment that is central to building; Normal operating controls, flues, and vents, where readily visible; Heat distribution systems including fans, pumps, ducts and piping, with supports, insulation, air filters, registers, radiators, The building inspector shall describe: Energy source; and Heating equipment and distribution type. The building inspector shall observe: Service entrance conductors; Service equipment, grounding equipment, main over current device, and main and distribution panels; The operation of a representative number of installed ceiling fans, lighting fixtures, switches and receptacles located inside the building. The building inspector shall observe: Interior water supply and distribution system, including: piping materials, supports, and insulation; fixtures and faucets; functional flow; leaks; and cross connections; Interior drain, waste, and vent system, including: traps; drain, waste, and vent piping; piping supports and pipe insulation; leaks; and functional drainage; Hot water systems including: water heating equipment; normal operating controls; automatic safety controls; and chimneys, flues, and vents; Fuel storage and distribution systems including: interior fuel storage equipment, supply piping, venting, and supports; leaks; and Sump pumps. The building inspector shall describe: Water supply and distribution piping materials; Drain, waste, and vent piping materials; Water heating equipment; and Location of main water supply shutoff device. The building inspector shall operate all plumbing fixtures, including their faucets and all exterior faucets attached to the building, except where the flow end of the faucet is connected to an appliance.

Inspector shall ride elevators cars and escalators and look for smooth operation. Inspector shall look for all lights and buttons operating and observe that the inspection certificate is current. Inspector shall enter equipment room and observe good operation.

5.0 Accessibility

Inspector shall observe handicap parking spaces, walkways and ramps for smooth passage for wheelchairs, Inspector shall observe main entry doors so that a wheelchair can pass safely thru; 1st floor bathrooms, that doors can be accessed by a wheelchair. Inspector shall observe bathroom stalls, that there are grab bars beside the toilets, the bathroom stall is large enough for a wheelchair to turn 360 degrees.
